Terms and conditions
Booking and cancellation
Your booking will be confirmed once we have received a deposit equivalent to around 30% of the total cost. This deposit is non-refundable under any circumstances, including cancellations, late arrivals and early departures (in accordance with Article 1385 of the Italian Civil Code). The following cancellation terms apply:
- Up to 60 days before arrival: the deposit will be retained
- 60 to 30 days before arrival: 45% of the total amount
- 30 to 14 days before arrival: 70% of the total amount
- From 14 days before arrival or in case of a no-show: 100% of the total amount
In the event of a late arrival or early departure, the full cost of the booking will be charged.
Please note that there is no legal right of withdrawal. Italian law applies and the exclusive place of jurisdiction is Bolzano.
Payment methods
Invoices can be paid in advance by bank transfer or on site in cash or by credit card.
Discounts and surcharges
- A 30% discount applies to the 3rd and 4th guest aged 2 or older; the 5th guest receives a 50% discount.
- For children under the age of 2, we charge €20 per night.
- If the triple room is occupied by only 2 guests, a surcharge of €10 per night applies. If the quadruple or quintuple room is occupied by only 2 guests, a surcharge of €20 per night applies.
Local tax
The local tourist tax of €3.40 per person per night (applicable from the age of 14) is not included in the total price and must be paid separately on site.

Check-in: from 3:00 p.m. to 7:00 p.m. (other times are available upon request)
Check-out: by 11:00 a.m.
Smoking
Please note that smoking is not permitted in any indoor areas.
